A Walton County seller who prices a home this fall on the idea that "Rivian is coming" runs into a market that is moving more slowly than that story. In August 2026, Walton County single-family homes sold for 97.6% of list price, down from 98.4% a year earlier, according to the Georgia Association of REALTORS® local market update. Homes took 66 days to sell, up from 55. There were 656 homes for sale, up from 596.
At the same time, cranes were standing beside two deep stamping pits at Stanton Springs, the industrial park off Interstate 20 near Social Circle where Rivian is building its Georgia plant. The plant's permanent payroll is scheduled to arrive between 2028 and 2030, and the listings are on the market in 2026.
The county median price has held roughly flat. Nearly every other measure in the August 2026 report gives buyers a little more time and a little more leverage than they had a year ago.
| Walton County single-family, August | 2025 | 2026 | Change |
|---|---|---|---|
| Median sales price | $417,500 | $422,500 | +1.2% |
| Median sales price, year to date | $429,900 | $417,000 | -3.0% |
| New listings | 204 | 221 | +8.3% |
| Pending sales | 126 | 113 | -10.3% |
| Days on market until sale | 55 | 66 | +20.0% |
| Percent of list price received | 98.4% | 97.6% | -0.8% |
| Inventory of homes for sale | 596 | 656 | +10.1% |
| Months supply of inventory | 4.4 | 5.3 | +20.5% |
The single August median looks steady. The year-to-date line is the better read. Through the first eight months of 2026, the median Walton County sale was $417,000, about $12,900 below the same period in 2025. On a home near the county median, a 97.6% list-to-sale ratio works out to roughly $10,000 below asking. In practice, that gap is where repair credits, closing-cost help, and price talks happen.
Pending sales tell you what's coming. In August 2026, 113 Walton County homes went under contract, compared with 126 a year earlier, while 221 new listings came on, compared with 204. With fewer contracts and more new listings, inventory keeps growing. The September data points the same way. The Federal Reserve's FRED active-listings series for Walton County shows 637 active listings in September 2026, up from 580 in September 2025, and its median days-on-market series put the September 2026 figure at 65 days. That FRED figure counts how long listings have been on the market, a different measure than GAR's days until sale. Even so, the two point the same direction.
Condos and townhouses are a small, thin segment here. GAR counted six closings in August 2026 at a $327,591 median, with 6.5 months of supply. Six sales is too few to read much into.
None of the local reporting ties Walton County home prices to Rivian in either direction. What the reporting does show is a construction schedule. Here is how it lines up against today's date.
The site is large. ENR describes a 16-million-square-foot facility on roughly 1,800 acres, built by CJ Adventures, a joint venture of Clayco and JE Dunn Construction. The sources describe the current phase differently. ENR says vertical construction began in May 2026. The Walton Tribune's September account says Rivian had announced vertical construction "by the end of this year." What the drone footage clearly shows is foundations, pads, and cranes. It does not show finished buildings.
This is the core of the timing gap. A construction crew can rent month to month and move on. A plant worker on a permanent payroll is the kind of buyer who signs a 30-year mortgage. That second group shows up on the plant's schedule after production starts, and the home sellers in Walton County today are listing on the 2026 calendar.
The other side of the timing gap is construction of homes. Local governments are approving subdivisions now, and those homes could reach the market before Rivian's main hiring push.
In August 2026, Social Circle City Council approved rezoning for a proposed 61-lot single-family subdivision near Vine Circle, according to a Citizen Portal summary of the meeting. The approval came with conditions: a trail easement, buffers, an amenity, and a turn lane. The concept plan shows lots of about 15,200 to 19,954 square feet, 6.69 acres of open space, and a single entrance on East Hightower Road. The Walton Tribune's pre-vote coverage reported that the applicant expected home prices of roughly $400,000 to $500,000, possibly higher.
That range starts right around the August 2026 county median of $422,500. If those homes get built, they will compete directly with the resale homes already sitting in inventory. The Tribune story does not connect the project to Rivian. It is simply one example of the kind of supply that can come online while the plant is still being enclosed.
Buyers who expect a specific Rivian bump in a specific year should know how often this schedule has moved. Georgia's original 2021 announcement projected construction in summer 2022, production in 2024, and eventual output of up to 400,000 vehicles a year. In April 2024, Rivian told the state and the JDA it was pausing and would start vertical construction only after ramping up R2 production at its Illinois plant.
Financing has changed too. In November 2024, Reuters reported a conditional Department of Energy loan approval of up to $6.6 billion. On April 30, 2026, Reuters reported that the amended loan would be up to $4.5 billion, with funds expected to be drawn earlier, in 2027. CNBC reported that the revised loan supports a single 300,000-vehicle phase. The Walton Tribune describes 300,000 R2s a year as an increase over an initial 200,000. ENR describes it as below an earlier 400,000-unit estimate. Each comparison is accurate against a different earlier plan.
Some public markers will show when the gap between the plant's calendar and the housing market's calendar starts to close:
Is the Rivian plant raising Walton County home prices right now? None of the sources reviewed for this post measure a Rivian effect on prices. The county's year-to-date median through August 2026 was $417,000, down 3.0% from the same period in 2025.
When does the plant start production? ENR reports late 2028. The Walton Tribune's September 2026 report says 2028.
Is there Social Circle or Monroe market data available on its own? The current monthly figures in this post are county-level. City-level reports for Social Circle and Monroe were not available for August or September 2026.
